Is it best to conduct a building leak detection inspection when is raining heavily?

No. When is raining heavily it can be unsafe for the leak detection technician to conduct an external inspection, particularly if the use of a ladder is required. During heavy rain the affected areas may be already fairly damp or wet which may render testing inconclusive. Whilst it may be easy to detect moisture already present in a building structure, diagnosing the source may be slightly more complicated.

Why does it leak when it rains heavily?

Intense storms, flash flooding events, and electrical storms are causing havoc for Sydney residents. Driving rain is particularly damaging as it propelled by strong, gusty winds pushing it forcefully against the building in varying angles. Rain is typically heavier and more intense causing it to permeate under building materials and other deficiencies in need of maintenance such as flashings, roof tiles, windows, sliding doors, unsealed penetrations, conduits, holes, cavity walls and cavity flashings and many more. Masonry and concrete exteriors may get saturated and pushed to the limits by the persistent rain with limited weatherproofing qualities causing water and/or moisture transfer inside many properties.

What do I do when water starts leaking inside during a heavy storm?

Stay calm. Close open windows immediately. Where possible, grab towels and buckets to collect the incoming water and limit its spread throughout your property. Dry any wet areas immediately. When is safe to do so, conduct an inspection for obvious signs of disrepair and engage the relevant contractor to assist with remedial maintenance. If you and/or the trade are unable to locate the source, engage a leak detection specialist to conduct a thorough building inspection to diagnose the core issues and provide remedial action.

What do I do if water is dripping from the ceiling down light?

If possible turn the lights off. Most modern electrical systems have safety guards to detect moisture and lower the risk of damage to your electrical installation and appliances, including computer equipment in your home office. If the power trips engage a licensed electrician to conduct and inspection and/or a make safe if required, followed by a leak detection specialist if the source of the water ingress remains undetected. Sometimes the moisture may dry on its own after a few days without rain. However, if the problem persists it is wise to get it looked at safely and professionally.
